Hospitality Specialists is a hotel development and management company with its Illlinois headquarters at #5 Shenandoah, Jacksonville, Illinois, and its Michigan headquarters at 625 Kenmoor SE, Suite 106, Grand Rapids, Michigan. Hospitality Specialists, Inc. has been operating hotels for over 25 years with properties in Illinois, Michigan, Wisconsin, Indiana, and Florida.


John A. Mann serves as President and Chief Executive Officer for the company. He received a B.S. degree from the University of Illinois at Champaign-Urbana and a J.D. degree from the University of Illinois, College of Law. He had extensive civil litigation and labor law experience, prior to entering the hospitality business with his brother.

James L. Mann serves as Vice President and Chief Financial Officer for the company. He is the brother of John A. Mann and is a graduate of the University of Illinois and the University of Illinois, College of Law. In addition, James L. Mann became a CPA in 1972. He has extensive tax and business planning experience.

Keith Osborne serves as Chief Operating Officer for the company. Mr. Osborne studied Hospitality Management at Eastern Illinois University and has 17 plus years experience covering all facets of hotel operations. Prior to his employment at Hospitality Specialists, Inc., Mr. Osborne served as Director of Quality Assurance for Hilton Hotel Corporation, formerly Promus Hotel Corporation. He has also served as general manager for multiple hotel operations and brands.

Rae Richardson serves as Vice President of Construction and Renovation. Mrs. Richardson has extensive experience in hotel construction and new hotel openings. She is one of the company’s consultants to owners, architects, engineers, contractors, and vendors for new development projects, and she serves as liaison between project associates and franchisor representatives during the development and construction process. She is responsible for all aspects of hotel construction for Hospitality Specialists, Inc., including site planning, internal layouts, architectural review, mechanical system review, procurement and installation of furniture, fixtures and equipment, and the selection and implementation of operating systems. Operating systems include cabling, telephone, television, property management, high speed internet, electronic lock, surveillance, point-of-sale, public area music, and energy management systems. In addition, Mrs. Richardson is responsible for all renovations and FF&E replacements that are completed at Hospitality Specialists, Inc.

Angela Mann serves as Vice President of Operations. Ms. Mann oversees the Michigan field office, supervises the Regional Directors and has company-wide responsibility for sales & marketing, human resources, repair/maintenance, revenue management, company programs, training, and pre-opening responsibilities for new hotels, specifically sales and marketing and operations. Ms. Mann graduated from the University of Illinois with a degree in English and Rhetoric and a minor in Spanish.

Mike Hrusovsky serves as Director of Revenue Management for the company. He is responsible for the overall revenue management of all hotels in the Hospitality Specialists portfolio as well as on-going operations activities. Mr. Hrusovsky graduated from Mercyhurst College in 1989 with a degree in Hotel/Restaurant Management. He previously served as the general manager of three Hospitality Specialists, Inc. properties and has over 15 years experience in the Hilton, Marriott and Baymont brands.

Robb Carter serves as Regional Director of Operations for the company. Mr. Carter has responsibility for the overall operations as well as sales activities of the hotels in his portfolio. He has previous hospitality experience as a General Manager, Regional Director and Director of Sales for Marriott, including Courtyard, Fairfield Inn and Residence Inn and Hilton hotels, including Hampton Inn and Homewood Suites.

Nancy Doolittle serves as Regional Director of Operations for the company. Ms. Doolittle is responsible for the overall operations as well as the sales activities of the hotels in her portfolio. Ms. Doolittle has extensive sales & marketing as well as general manager experience with Marriott, including Residence Inn and Courtyard, and Best Western. Ms. Doolittle has a degree in Hospitality Business from Michigan State University.

Eldon Detrick serves as an Engineering Specialist for Hospitality Specialists, Inc. He is responsible for furniture and fixture installation at the company’s new construction projects, cleaning and maintenance of PTAC units throughout the company’s hotels, and special maintenance and mechanical-related projects.

Jessica Sims serves as Controller for Hospitality Specialists, Inc. Ms. Sims oversees property financial reporting, accounts receivable, accounts payable, monthly compilation and distribution of financial statements and all aspects of accounting for all Hospitality Specialists, Inc. hotels. She graduated from Illinois College in 1999 with a degree in Accounting. She has previous experience in the fields of internal auditing, management and banking.

Amy Headen serves as Director of Personnel and Payroll Services. Ms. Headen supervises and analyzes the biweekly payrolls and reviews all payroll accruals for all Hospitality Specialists, Inc. hotels. She coordinates and assists with the company’s insurance and benefits for 1,000 plus employees in addition to handling the company’s accidents and incidents. She also oversees all functions of property liability and workers’ compensation insurance including audits.

Sarah Plummer serves as Staff Accountant for the company. She assists the Controller in all aspects of the Accounting Department. Ms. Plummer graduated from MacMurray College with a degree in accounting.

Terri Fryman serves as Accounts Payable Specialist for the company. Ms. Fryman oversees invoice posting for all Hospitality Specialists, Inc. hotels and handles all credit applications for the company. She has prior experience in accounts payable, account reconciliation and office management.

Melissa Robinson serves as Staff Accountant for the company. She assists in the payroll department and oversees payables for all Hospitality Specialists, Inc. hotels. She has prior experience in all aspects of medical billing, accounts payable and accounts receivable.

Stephanie Baker serves as Operations Support Specialist for the company. In addition to her duties as office receptionist, Mrs. Baker also does payables for assigned hotels, oversees third party credit applications and provides reporting and clerical support to the Operations and Accounting departments.

Susan Lambie serves as Development Support Specialist for Hospitality Specialists. Ms. Lambie provides support to Mr. Mann and Mrs. Richardson in the areas of hotel development and hotel construction.

Brenda DeVreugd serves as Operations Support Specialist in the Michigan satellite office. She provides clerical support to the Michigan office staff as well as assists with general office management, coordinates travel planning, and aids in many of the reporting functions of the operations team.


Hospitality Specialists, Inc. presently operates the following hotels:

1. A 168-room Doubletree and Convention Center in Holland, Michigan, which was renovated and opened new as a Doubletree Hotel on June 19, 2007.

2. A 130-room Hampton Inn at the University of Illinois in Champaign-Urbana, Illinois, built and opened new on March 5, 1995, and added on to in January, 2005.

3. A 75-room Hampton Inn in St. Joseph/Benton Harbor, Michigan, built and opened new on October 3, 1995.

4. A 99-room Hampton Inn in Janesville, Wisconsin, purchased on May 1, 1997.

5. An 84-room Hampton Inn in the Walker area of Grand Rapids, Michigan, built and opened new on November 9, 1998.

6. A 116-room Country Inn by Carlson in Holland, Michigan, purchased on December 30, 1998.

7. An 81-room Hampton Inn in Muskegon/Norton Shores, Michigan, developed and opened new on September 15, 1999.

8. An 86-room Hampton Inn in East Lansing, Michigan, built and opened new on July 1, 2000.

9. An 84-room TownePlace Suites by Marriott in East Lansing, Michigan, contracted for on August 31, 2001.

10. A 78-room Fairfield Inn by Marriott in Okemos/East Lansing, Michigan, purchased on August 31, 2001.

11. A 76-room SpringHill Suites by Marriott in Grand Rapids, Michigan, built and opened new on September 23, 2002.

12. A 102-room Baymont Inn in Mt. Pleasant, Michigan, contracted for on November 26, 2002.

13. A 104-room Hilton Garden Inn in West Lafayette, Indiana, contracted for on March 4, 2003.

14. An 83-room Fairfield Inn & Suites by Marriott in Muskegon/Norton Shores, Michigan, developed and opened new on June 19, 2003.

15. A 78-room Residence Inn by Marriott in Holland, Michigan, constructed and opened new on August 1, 2003.

16. A 104-room SpringHill Suites by Marriott in Lansing, Michigan, constructed and opened new on December 15, 2003.

17. A 93-room Fairfield Inn & Suites by Marriott in Marion, Illinois, contracted for on August 17, 2004.

18. A 65-room Hampton Inn by Hilton in Jacksonville, Illinois, constructed and opened new on January 5, 2006.

19. A 92-room Hampton Inn by Hilton in Bonita Springs, Florida, purchased on March 8, 2006.

20. A 109-room SpringHill Suites by Marriott in Grand Rapids, Michigan, constructed and opened new on July 14, 2006.

21. A 98-room Hampton Inn & Suites by Hilton in Moline, Illinois, constructed and opened new on November 20, 2006.

22. A 98-room Hampton Inn & Suites by Hilton in Grand Rapids, Michigan, constructed and opened new on March 29, 2007.

1. An 84-room Residence Inn by Marriott in Moline, Illinois, scheduled to open in 2008.

2. A 102-room SpringHill Suites by Marriott in Auburn Hills, Michigan, scheduled to open in 2008.

3. A 107-room Homewood Suites by Hilton in Auburn Hills, Michigan, scheduled to open in 2008.

4. An 82-room Hampton Inn by Hilton in Macomb, IL to open in 2008.

5. A 109-room Fairfield Inn Suites by Marriott in Crystal Lake, IL scheduled to open in 2008.
